Kole Management Sells Apartment Portfolio, Focuses Solely on Property Management

(Savannah, GA) Savannah-based Kole Management Co. is in the process of selling its portfolio of 13 apartment communities in two states to transition exclusively into property management. In its new form, the company will retain management of eleven of those properties.

“We have decided to devote all our time and expertise to third-party management and look forward to providing the same boutique, quality service to our clients and residents as we did when we were owner/operators,” said Kole ManagementCOO Khrista Villegas.

Kole Managementput its multifamily portfolio on the market in November, and all of its properties are under contract with closing expected in April and May. That portfolio consists of seven properties in Savannah, three in Macon and one each in Augusta and Canton, Georgia, and Charlotte, North Carolina.

”A number of factors, including historically low cap rates and broad investor interest in smaller market assets, came together to convince us that it was a good time to consider selling our portfolio,” said Kole Management Co.President, Jeff Kole. “Until recently, we had little interest in selling and were, in fact, building a robust and highly capable management company to oversee properties for ourselves and third parties. This sale provides us the opportunity to focus exclusively on offering boutique yet sophisticated property management for a wide range of apartments – from lease-ups to workforce housing – across the Southeast.”

The company expects to grow its multifamily property management portfolio with expansion into North Carolina and Florida, as well as additional properties in Macon. Details of those arrangements, as well as, the new positions brought on to support this growth, will be announced in the near future.

Kole Management Company Acquires Atlanta Area Apartment Community, Heritage at Riverstone

(SAVANNAH, GA) Kole Management Company (KMC), a Savannah-based real estate investment and management company, has acquired Heritage at Riverstone, a 240-unit apartment community in Canton, Ga.

Heritage at Riverstone is the sixth apartment community acquired by KMC outside Savannah and is the first apartment community in the greater-Atlanta region. KMC also owns and operates seven apartment properties in Savannah, Garden City and Richmond Hill. Collectively, KMC owns and operates about 2,500 total apartment units.

Heritage at Riverstone, a class A gated property built in 2001, features one-, two- and three-bedroom units with a variety of upscale features including vaulted ceilings, garden tubs, walk-in closets and built-in bookshelves. The landscaped 22-acre property includes a fitness center, a pool with a sundeck and stone cabana, a picnic pavilion and private garages available for rent.

KMC plans to make a number of significant improvements that include adding a fireplace to the pool cabana, installing a fire pit, a pet grooming station and dog park and building a community room with roll-up doors adjacent to the pool.

Canton is located about 40 miles northwest of Atlanta in Cherokee County, which is the fourth fastest growing county in Georgia and boasts an award-winning public school system with four STEM (science technology engineering and math) academies.

In this key executive position, Villegas will have primary oversight of operations for 14 multifamily properties comprising more than 2,500 total units in Savannah, Charleston, Augusta and Macon. She will also be focused on continued growth of the company through seeking further development, acquisitions and investment opportunities.

Prior to joining KMC, Villegas was a Senior Regional Manager with Greystar, the nation’s largest 3rd party apartment management company. Previous to that, she served as Director of Operations for the Archetype Management Group, Johnson Development Associates and Colonial Properties Trust.

Villegas graduated from SCAD in 1998 BFA Interior Design. She currently serves on the Board of the Greater Savannah Apartment Association.

Savannah Tech partners with Savannah Apartment Association for Maintenance Technician Training

Certified Apartment Maintenance Technicians to be guaranteed interviews

SAVANNAH – Beginning this month, students who successfully complete the Certified Apartment Maintenance Technician (CAMT) program at Savannah Technical College will be offered an interview with Kole Management Company, a member of the Savannah Apartment Association. CAMT is offered through the College’s Professional Continuing Education (PCE) courses and is accredited by the American National Standards Institute.

“We’re excited to offer this opportunity,” said STC Vice President of Economic Development Kevin Werntz. “Students will have a solid base of skills to support them in this career.”

The 90-hour training will be offered on Thursdays and Fridays from August 22 through October 4 at the College’s Savannah campus, 5717 White Bluff Road. CAMT training includes: interior and exterior maintenance, electrical, plumbing, HVAC and appliances.

“Kole Management Company is delighted to join the Savannah Apartment Association in partnering with Savannah Tech for this invaluable maintenance training program,” said Kole Management Company President Jeff Kole.  “Apartment communities need maintenance personnel with a wide range of repair skills.  We give top consideration to individuals who can prove they have such skills by having taken and completed the intensive, hands-on CAMT course.”

STC’s Professional Continuing Education provides professional short-term job training and community interest classes for the College’s four-county service area and offers many paths to high-wage, high-performance careers. No previous college experience, entrance exams or high school diploma/GED are required to participate in PCE classes.

Williams previously served as publisher and marketing sales manager at Apartment Guide and also worked at John Deere as marketing and data coordinator. Williams, a native of Quad Cities, Iowa/Ill., received a bachelor of arts in business administration from the University of Northern Iowa.

Williams has served on the Board of Directors of the Savannah Apartment Association, Statesboro Area Apartment Association, Brunswick Golden Isles Apartment Association and Beaufort County Apartment Association. She was the recipient of the Savannah Apartment Association’s Outstanding Service Award.

During her free time, Williams spends time with her daughter and dog and enjoys exploring the Low Country, cooking, growing orchids, traveling and playing the piano.

Kole Management Names Brian Purtell as New Chief Financial Officer

(SAVANNAH, GA) Kole Management, a Savannah-based apartment management company, is pleased to announce that Brian Purtell has joined the company as chief financial officer. Purtell comes to Kole Management from Colony Bank, where he served as vice president. Purtell brings extensive public accounting, finance and real estate experience to the company. He is a graduate of the University of Wisconsin at Milwaukee with a bachelor of business administration degree in accounting. Kole Management Acquires Charleston Apartment Community
