Dean Burnette has just been named the president of the Georgia Association of Business Brokers (GABB) for 2019. We sat down with him to learn more about his background and the future trends of business brokering.

Dean, please tell us a little about yourself. I was born at Chenault Air Force Base in Lake Charles, La., on Contraband Bayou — and yes, that’s a real place — in Calcasieu Parish and went to Sulphur High School in Sulphur, La., about 10 miles from Lake Charles. I’ve owned businesses for more than 30 years and started Best Business Brokers in 2009. Since then, I’ve sold millions and millions of dollars worth of businesses and real estate, and for several years, I have been recognized in the GABB (Georgia Association of Business Brokers) Million Dollar Club.

How did you get into business brokering? I had three years of drafting in high school and thought I’d be an engineer, but life had other plans. I practically started a business right out of high school and never looked back. I’ve bought, started and sold my own businesses, and that was the basis for my becoming a business broker. My professional mentor is a man named Ed Pendarvis. Ed founded Sunbelt Business Brokers and I had the privilege to work with him in 2007 and 2008 before I started Best Business Brokers in 2009. We have three brokers and are still growing.

What does B3 do? Founded in 2009, Best Business Brokers helps people buy or sell businesses and commercial real estate, listing in the southeast USA, primarily in Georgia and South Carolina. We specialize in manufacturing businesses, technology businesses and logistics businesses with revenues between $1 million and $30 million and industrial/commercial real estate. Primarily, our clients are owners looking to sell. Our team counsels clients on the process, helping to set their expectations and stage their business or property for sale. Ultimately, we guide clients through every step of the transaction.

What aspect of your business are you most passionate about? A lot of people wouldn’t realize a business brokerage is involved in helping people, but that’s really true. It’s not just that real estate and businesses change hands; it’s much more personal. Many of my clients are more than 70 years old. They’ve spent their lives building their businesses, and it’s not uncommon for illness or some other life circumstance to prompt them to put their life’s work on the market.

I realize that selling a business, sometimes before you are ready, is more than a transaction. My clients trust me with their most private financial information and, many times, personal information too. They depend on me to help them through a significant life change.

Give us an example. A gentleman contacted me, looking to buy a certain size and type of software company and asked whether I could help him. When I found the right business, I called the owner, introduced myself and explained why I was calling. He said he had not thought about selling, but after a brief pause he offered, “I’ll sell it for a million dollars and not a penny less!” The potential buyer was enthusiastic, and the sale closed in a few short months. Only a few weeks later, the seller called to thank me for contacting him when I did. He said he had just been diagnosed with cancer and had he not sold the business when he did, it would have made his life more difficult.

What about your business makes you the proudest? We are one of the top business brokerages in Georgia. I take a great deal of pride in the clients and customers we have and the transactions we’ve brokered. It is a privilege to work and be trusted by this caliber of people.

What are some of the challenges you have encountered? Economic cycles. When some businesses and industries suffer, others flourish. Our challenge is staying ahead of the curve.

As a business broker, what trends do you see in the future? I’m an eternal optimist. Life is good and life will be better than we can imagine. The Port of Savannah will continue to set records for business merger and acquisitions activity in the southeast U.S., and we will be ready for it.

What do you do when you are not working? I am married to Dr. Deborah Burnette, and we have two children and four grandchildren. Debbie came home one day and told me Tommy Holland and Skip Jennings were starting a Wednesday night jam session at the Coffee Deli over on Habersham Street. I went and have been going back for almost six years. I guess you could say I’m one of the Midtown Pickers. I enjoy kayaking, taking pictures with my iPhone and my drone and running. I also really enjoy being in parades on the parade float the Santa Maria.

(Savannah, GA) Savannah-based Kole Management Co. is in the process of selling its portfolio of 13 apartment communities in two states to transition exclusively into property management. In its new form, the company will retain management of eleven of those properties.

Kole Managementput its multifamily portfolio on the market in November, and all of its properties are under contract with closing expected in April and May. That portfolio consists of seven properties in Savannah, three in Macon and one each in Augusta and Canton, Georgia, and Charlotte, North Carolina.

”A number of factors, including historically low cap rates and broad investor interest in smaller market assets, came together to convince us that it was a good time to consider selling our portfolio,” said Kole Management Co.President, Jeff Kole. “Until recently, we had little interest in selling and were, in fact, building a robust and highly capable management company to oversee properties for ourselves and third parties. This sale provides us the opportunity to focus exclusively on offering boutique yet sophisticated property management for a wide range of apartments – from lease-ups to workforce housing – across the Southeast.”

The company expects to grow its multifamily property management portfolio with expansion into North Carolina and Florida, as well as additional properties in Macon. Details of those arrangements, as well as, the new positions brought on to support this growth, will be announced in the near future.

The Junkluggers of the Lowcountry, an environmentally friendly and caring alternative to traditional junk removal, will serve Jasper and Beaufort counties in South Carolina. “We partner with a lot of local charities that help a variety of causes,” Hess said. “From aiding those with special needs to helping formerly homeless veterans furnish their new apartments, we are extremely proud of the good we are able to do right in our own backyard.”

Junkluggers also plans to announce the opening of its Second Chance Store later this year.

This up-cycling retail facility will offer gently used furniture at deeply discounted prices as well as repaired items that otherwise would have been destined for the landfill. Proceeds will help benefit the Fisher House Foundation, which provides free housing for military and veterans’ families while their loved one is receiving treatment at military or VA medical centers.

A Caring Alternative to Traditional Junk Removal: How a Business Model Can Support a Nonprofit

(SAVANNAH, GA) Trevor Hess, who owns Junkluggers of the Coastal Empire, will be the keynote speaker at the Working Families Network meeting Thursday, Feb. 1, in Savannah. Hess will discuss the benefits of developing a business model to support nonprofit organizations.

“Our goal is to donate first, recycle next and avoid landfills as much as possible,” Hess said. “We further believe we can help enhance lives in the community through donations.”

Hess and his wife recently opened Junkluggers, which he describes as Savannah’s eco-friendly and caring alternative to traditional junk removal, but already has established partnerships with several local causes and nonprofits, including Park Place Outreach Youth Emergency Shelter and Second Harvest food bank. Plus, the company is committed to presenting monthly donations to local charities.

“We are striving to make more people aware of the services we’re able to provide to nonprofits,” Hess said. “By partnering with Step Up Savannah and the Working Families Network, we now have the outlet to pair items that people don’t want with people who need them.”

Kate Blair, development and communications director for Step Up Savannah, said Hess reached out to her asking if she might know of a need for office furniture.

“I sent an email to 60 local social service agencies, and we were immediately able to match those goods with a need,” Blair said. “This meeting will provide an avenue for Trevor to talk to the leaders of nonprofits about the services Junkluggers can provide to those organizations. His altruism comes from a genuine place.”

Hess only asks that organizations receiving donated goods provide a donation receipt to the customer within 14 days. So far, he said, he has been able to match needs with donated items from books to furniture and baby clothes to business attire.

The Working Families Network is a program of Step Up Savannah and it too aims to support organizations that provide services to low-income individuals. The collaborative of more than 45 organizations meets on the first Thursday of every other month.

Moonlight Mingle Raised Over $3,000 for Alzheimer’s Association
Public Event honored Carole Arpin at her Whitemarsh Island home.

(SAVANNAH, GA) In recognition of Alzheimer’s Awareness Month, a “Marsh Harbor High Tide Moonlight Mingle” raised a grand total of $3,426 to benefit the Alzheimer’s Association, Georgia Chapter.

Featuring music, dancing, food and drink, the event was held at the Whitemarsh Island home of Donald and Carole Arpin. The waterfront estate is located on Turner’s Creek in the Marsh Harbor community.

Festivities included an appearance by Tommy Arpin to honor his mother, Carole, who has been diagnosed with Alzheimer’s. Arpin is a participant in the 2018 Dancing Stars of Coastal Georgia and offered a sneak peek of the dance he will perform at the annual Alzheimer’s fundraiser in May. Last year, Dancing Stars events generated more than $2.6 million across the state, including nearly $400,000 at the Savannah event.

Guests at Moonlight Mingle were encouraged to support the Alzheimer’s Association with a donation in honor of Carole Arpin. Music was provided by the Marshall Brothers Band featuring Stewart Marshall (Stewart & Winfield, Junkyard Angel) as one of the Low Country Rock five-piece band’s three vocalists and guitarists.

“My parents, who have been married for nearly 60 years, moved to Savannah in 1978 to expand the family’s moving and storage business, and both have been actively involved in the community ever since,” said Tommy Arpin. “Mother was on the Savannah Film Commission and helped bring the ‘Forrest Gump’ movie to Savannah. She played a big part in the St. Mary’s Home fundraisers as well as her children’s school fundraisers. She believes in giving back to the church and other worthy causes. That’s one reason we decided to do this fundraiser to honor her and help find a cure for this disease that is slowly taking her from us.”

More than five million Americans are living with Alzheimer’s disease, and, every 66 seconds, someone is diagnosed with the disease. Two-thirds of them are women. It is the only disease among the top 10 causes of death in the United States that cannot be prevented, cured or even slowed.

The fundraiser also showcased the Arpin home, which is listed for sale. The brick home with four bedrooms and three full and three half bathrooms is located on Turner’s Creek at 8 Marsh Harbor Drive. It features sweeping views of the marsh and river, along with a library, two fireplaces, a stately dining room, gourmet kitchen, split floor plan and exquisite custom woodwork.

“This house was built for entertaining,” said Tommy Arpin. “My parents hosted annual Christmas parties there for many years, and my brothers and I often entertained our friends in the game room or out on the dock. We made many good memories in this house, and hopefully, someone else will enjoy this house as much as we did.”
