Ocean Plaza Beach Resort on Tybee Island to Serve as Title Sponsor of 7th Annual Turtle Trot 5K Run

Posted by mysavannah on March 30, 2011

(TYBEE ISLAND, GA) The Ocean Plaza Beach Resort on Tybee Island is pleased to serve as Title Sponsor of the 7th annual Turtle Trot, a 5K beach run that benefits the Tybee Sea Turtle Project. This year’s run takes place Saturday, April 30 at 8:30 a.m. Immediately following the run, the Georgia Sea Turtle Center will deliver a rehabilitated sea turtle to Tybee Island, which will be released back into the ocean.

In addition to raising funds for the Tybee Sea Turtle Project, proceeds from the Turtle Trot benefit the maintenance of the loggerhead hatchling housed at the Tybee Island Marine Science Center.

During the months of May to October, loggerhead sea turtles nest on the beaches of Tybee Island. Sea Turtle Project volunteers check the beaches daily and protect the sites where the females have laid their eggs, ensuring that the hatchlings make their way safely to the sea.

“We at Ocean Plaza Beach Resort are very pleased to be this year’s title sponsor for the Turtle Trot 5K Beach Run,” says Harry Spirides, Ocean Plaza’s owner and Chief Executive Officer. “I admire the noble efforts of the Tybee Island Sea Turtle Project volunteers who annually volunteer hundreds of hours of their time patrolling the beach at dawn every day during turtle nesting season looking for loggerhead sea turtle nesting activity.”

Spirides, a former U.S. Coast Guard officer, says he is impressed with the way the volunteers use an elaborate geographical tracking, reporting, and communication system to protect sea turtles.

“I have noticed that the Sea Turtle Project volunteers conduct their operations in a manner similar to what we did in the Coast Guard,” he explains. “They employ a command and control organizational structure, utilize computers, communications, some intelligence collecting and analysis, surveillance, reconnaissance, and they save lives.”

Over the past couple years, the Ocean Plaza Beach Resort and Tybee Island Marine Science Center, which are located next door to one another, have developed a close symbiotic relationship.

“The Marine Science Center allows our hotel guests to visit their center and learn about coastal Georgia’s marine ecosystem and its inhabitants, and we at Ocean Plaza are happy to support the Marine Science Center by allowing them to use our conference center’s meeting rooms to host learning symposia for their students, and we also allow their visiting instructors and marine science experts to stay in our hotel, all free of charge,” Spirides says. “We look forward to continuing this relationship for many years to come.”

The Ocean Plaza Beach Resort has also taken steps to help protect sea turtles by turning off porch lights on the top three floors of its hotel buildings, thus reducing area illumination and providing the darkness necessary for nesting sea turtles and their hatchlings.

Registration for the Turtle Trot 5K Run is $20 for members of the Tybee Island Marine Science Center and $25 for non-members. Those who pre-register by April 24 will receive a free T-shirt. Sign-in starts 7:30 a.m., followed by the run/walk at 8:30 a.m. and the sea turtle release around 10 a.m. For more information, please visit www.tybeemarinescience.org/turtle-trot

Whether it’s for weddings, business meetings, or family vacations, the Ocean Plaza Beach Resort offers a variety of packages and specials for customers to choose from. Ocean Plaza’s award-winning restaurant, the Dolphin Reef Oceanfront Restaurant and Bar, serves breakfast, lunch, and dinner. Its menu offers a fusion of American, Southern, and Caribbean cuisine. There has been a resort hotel continuously operating on the Ocean Plaza Resort property for more than 120 years. The property is located on Tybee Island, about 20 minutes east of historic downtown Savannah. Journeyman Austin / Hutchinson Island Holdings; the preferred developer for the Convention Center Hotel, will be the guest presenter at the Exchange Club April 13, 2011

Posted by mysavannah on March 30, 2011

The meeting is open to Exchange Club members and will be streamed live for the public at www.livestream.com/openforbusiness.

www.savannahexchange.org

(SAVANNAH, GA) Members of the development team and financial consulting firm overseeing the Hutchinson Island convention center hotel project will hold a panel discussion at the Exchange Club of Savannah’s weekly luncheon on Wednesday, April 13 at noon. The discussion will include a question-and-answer session with members of the panel and a video presentation titled “Savannah: Continuing the Experience.” The meeting is open to Exchange Club members and will be streamed live for the public at www.livestream.com/openforbusiness.

Plans to expand the Savannah International Trade and Convention Center campus to include a 500-room hotel on Hutchinson Island were announced last year, and the Georgia International and Maritime Trade Center Authority selected Journeyman Austin Holdings, Inc. as the developer.

Panelists will include Ruben Rodriguez, Journeyman Austin Holdings’ vice president, and Peggy McCue, the company’s director of client services, as well as Bob Swerdling, president and founder of Swerdling and Associates.

“We appreciate the opportunity to meet with Savannah’s business leaders and provide further details regarding this project,” says Rodriguez. “Savannah remains a top attraction for conventions. It truly is a jewel known nationally. Our job now is to continue to work with the Authority to make the desire for a dedicated convention center hotel a reality. It is time for the Trade Center campus to expand and provide such facilities as part of what effectively is Phase Two of the Trade Center.”

During the Exchange Club meeting, the panelists will address the following topics:

- The expansion of the Savannah International Trade and Convention Center campus and the need for a dedicated convention center hotel

Savannah is currently losing convention bookings to other cities because it does not have a dedicated convention hotel that can guarantee room blocks two to three years in advance. Studies indicate that the proposed hotel will double Savannah’s convention business, induce 83,000 new room nights in area hotels, create 1,170 new permanent jobs citywide, add $83 million in local spending per year, bring $29 million in earnings to the local economy, and generate several hundred local construction/supply jobs over the next two to three years.

In addition to serving the needs of the convention industry and feeding the local economy, the proposed convention center hotel will have a LEED Silver certification, with construction materials used from local sources to reduce transportation mileage and emissions. The hotel would be the first LEED Silver hotel in Savannah.

- The benefit of the convention center hotel to the community

A local Community Participation “Task Force” will be created to interact with the developer, designers and builder. Journeyman Austin Holdings, Inc. is committed to working with local vendors, suppliers, subcontractors and tradespeople and will sponsor training in tandem with Step Up Savannah’s Construction Apprentice Program. In addition, a mentor protégé program will be established by the Task Force with the ultimate goal of leaving local small businesses, minority-owned businesses and women-owned businesses stronger and better equipped to compete in all markets.

Journeyman’s outreach plan will also provide a framework for community participation to include local schools such as Savannah Technical College, Savannah State University and the Savannah College of Art and Design.

- A financing structure that will ensure the best possible public/private partnership and will benefit the Trade Center, all local businesses and the community at large

Journeyman will raise substantial private funding as the major share necessary to take the hotel into private ownership. Chatham County will provide the tax-exempt public financing for the remainder of the public phase, which will include all public spaces, among them the parking garage, the central physical plant and meeting spaces. The county will lease those public spaces to the hotel, recouping the debt service amount each month that it has put forth to finance that part of the project.

About the Panelists

Ruben Rodriguez has more than 35 years of experience in development, construction and business development, with extensive experience in hospitality and mixed-use development. He has worked extensively with Hilton and Hyatt Hotels and has significant international experience with projects in Asia, Mexico and Europe. Blanton Museum at the University of Texas. In addition, he has taken the lead on projects in Albuquerque, Fort Lauderdale and Portland.

Peggy McCue has over 20 years experience in strategic planning, market research and client relations within the design and construction industry. Over the past decade, she has focused exclusively on the hospitality sector, including select-service and full-service hotels, resorts, convention centers, mixed use, multi-family and senior living developments. In this capacity, she has cultivated relationships with public-private stakeholders, joint venture partners and consultant teams to secure business in more than 10 countries. In addition, she has directed numerous branding and imaging campaigns.

Bob Swerdling has 25 years experience in public finance and has been providing services to municipal clients for more than 15 years. Why a Convention Center HOTEL by Journeyman Austin Holdings, LLC makes sense for Savannah

Posted by mysavannah on March 30, 2011

….I didn’t realize that there are different “classes” of hotels – we do not have a “convention center hotel – everybody assumes that the Westin is a convention center hotel – it is not – it is classified as a resort – and meeting planners won’t book conferences in resort hotels -(as I understand it) — which means we are missing a ton of business – that is why the trade center issued an RFP. I also learned that there is not ONE totally privately-owned convention center hotel in the world – each city has so much to gain that most places do use a portion of public funds…..as I understand it -
Q&A for Journeyman Austin Holdings, LLC

1. Q (CS): Urban planner Christian Sotille, in charge of the downtown civic master plan, established the vision plan for Hutchinson Island some time ago – leading the way to make the new hotel project a reality. What did that entail?

A: The Parcel 7 master plan, completed in September 2006, was commissioned by GIMTCA, Chatham County, City of Savannah, MPC, and Savannah Harbor. The consultant team, led by Sottile & Sottile and local firms, created a plan that includes future expansion of the trade center, a dedicated convention center hotel, retail, a signature restaurant and recreational facilities (e.g., music venue, parks and NOAA interpretive center). All are compatible uses that will boost tourism revenues as shown on the parcel7savannah.com website.
________________________________________
2. Q (RR): A convention center hotel was included in the Parcel 7 master plan completed by Sottile & Sottile. Why is a convention hotel needed and what led to the Trade Center Authority’s ‘Hotel Development Request for Proposal’ issued last year?

A: The reason the Trade Center Authority issued the RFP is to attract a qualified developer to deliver a dedicated hotel that will help increase the Trade Center’s bookings for large conventions and national events. Essentially, convention business is being left on the table. Lost business reports indicate a number of meeting planners have avoided booking at the Trade Center primarily because it lacks two things: 1) a guaranteed hotel room block (2-5 years in advance), and 2) accommodations “all under one roof”.

Independent market studies, a local economic impact report and 3 individual hotel operator reviews were undertaken to determine economic viability of this project. Consensus is there is sufficient demand for a new hotel. The Authority also wanted to take advantage of low construction costs available given current economic conditions.

3. Q (PM): In previous discussions, you indicated there is no dedicated convention hotel. Does that exclude the Westin on Hutchinson Island? If so, why is the Westin NOT considered a convention hotel property?

A: In the hotel industry, there is no one-size-fits-all approach to branded properties. Each property is designed according to predetermined brand standards, and most importantly positioned for a specific target market and classified in categories such as “economy”, “airport”, “convention” or “resort”. The Westin is classified as a luxury golf resort, not a convention hotel, and it was not positioned, designed or programmed to serve the Trade Center. For example, as you approach the TC at the main entrance/drop-off, you are looking at the back of the hotel and its loading dock. Although the Westin is a fine hotel and delivers a wonderful resort experience, the proposed CCH will become a more integral part of the TC with a room block and rates that are more consistent/competitive in the convention market.
________________________________________

4. Q (PM): I understand this hotel development will:

-double savannah’s convention business
-add 83 thousand new room nights
-create 1170 new permanent jobs
-generate over 900 local construction and supply jobs over the next two years
-add 83 million dollars in local spending per year
-bring 29 million dollars in earnings to the local economy

If the hotel is NOT built now, what is the economic impact?

A. What we are addressing here is an economic concept known as opportunity cost, which is the true cost of an opportunity forgone. In this case, it means the unearned convention and tourism revenues, lack of job growth and loss of significant cost savings available with current construction pricing. Savannah is already noted in the tourist/leisure segment as a top ten destination, and with its reputation among meeting planners, there is tremendous potential to generate volume business from outside the city. There is also a limited window and the timing could not be better to get this project underway.
________________________________________

5. Q (RR): In October 2010, Journeyman Austin Holdings was selected as the developer and design builder. What has happened since your team was selected?

A: After the selection, we have worked together with the county and the trade center authority to review financing options and determine the most favorable financing methods. We have also developed the design concept in conjunction with stake holders and initiated our community business outreach plan. Our work continues as a collaborative effort with all stakeholders in this project.
________________________________________

6. Q (RR): What is the proposed funding package?

A: In collaboration with all stakeholders, we have come up with a narrowed set of options that provides them with the least amount of risk – and at the same time they have control over the process.
________________________________________
7. Q (RR): Do all large convention center hotels require a level of public finance support? In what other cities has this been successfully done?

A: Yes, some form of public finance is always needed because of the type and size of the convention hotel and its program and price point that supports the Trade Center and attracts conventions. The main job of the CCH is to allow the convention business to grow, it is not positioned to compete with tourism business. We have partnered with cities including Omaha, NE / Vancouver, WA, Denver, CO / Austin TX and others. All have generated more convention business, stimulated the economy and created job growth. The product has many more benefits to the local community and government in that it creates massive outside dollars, bed tax and sales tax and in all cities has uplifted other local hotels citywide with spill over business.
Just like these cities – The Trade Center hotel project will add jobs to the local economy, both temporary and permanent. It will bring in a lot of work for local engineers and design consultants, minority/woman owned firms, contractors, vendors and tradespeople – We always strive to reach a high level of local participation (as much as 92% as we did in Omaha) and we have an extensive business community outreach program.
________________________________________
8. Q (RR): How many other markets have you done this in?

A: We have completed full-service convention hotels in at least 6 cities. In addition, we have completed at least a dozen other select services properties across the country. In total, our team members have developed and constructed more than 4,000 “keys”.
________________________________________
9. Q (RR/PM): What will help sustain the hotel’s growth and success?

A: First of all, the hotel will be programmed, physically and functionally, to serve the Trade Center with a dedicated room block and affordable rates around $158 per night.

Secondly, there are adjacent blocks on Parcel 7 – each with different uses proposed that will bring in additional revenue and enhance activity on Hutchinson Island as they create spill-over business for the City and County.

Hutchinson Island will become an extension of downtown as part of the long term vision. Future development of adjacent blocks will attract larger events and help Savannah secure its position as a premier tourism and convention destination. Most importantly, this next phase of the Hutchinson Island Trade Center campus will be the catalyst for future growth.

Birth to 3 years old is the most critical time for learning

Posted by mysavannah on March 29, 2011

To positively impact community safety, a highly educated work force, and community poverty depends
on significantly addressing challenges of poverty, crime, low educational outcomes, teen pregnancy,
truancy, etc. for a targeted segment of our community.

The solution to effecting these challenges depends on identifying root causes and applying community
resources to those root causes.

This presentation postulates that it is critical to apply community resources for appropriate development of children from birth to 3 yrs old and enhancing parenting skills of their parents which are the root causes of the challenges. It also suggests that an effort will need to be sustained for at least a generation and include participation by the entire community.

5 Spring Cleaning idems that the Savannah Goodwill needs

Posted by mysavannah on March 27, 2011

Spring Cleaning? Think Goodwill!

Spring presents the perfect time to take a fresh look at the items in your home and decide what should stay and what should go. As you de-clutter your home, Goodwill Industries® can put your unwanted items to good use. When you donate your gently used clothing, housewares and electronics, you are helping Goodwill® provide job training, education programs and community- based services to people in local communities every year.

Here are the top five things that people don’t think to donate:

1. Computers
Goodwill Industries of Central Florida now accept computers to be recycled for free, regardless of whether they are in working condition. You can also pack up an old laptop or netbook as well as accessories such as mice and printers and donate them to Goodwill. Additionally, Goodwill erases all hard drives and memory storage components, so there are no worries about confidential information.

2. Cell Phones
It’s time to dig out the old cell phones you have hidden away. If you’ve ever upgraded to a new cell phone, it’s likely you have an old one somewhere at home. Goodwill agencies are working with partners to collect and recycle these phones and keep them out of landfills.

3. Books

If you’ve already read a book and have no plans to read it again, donate it to Goodwill. Donating books frees valuable shelf space and makes room for new ones. Check your children’s rooms for outgrown kid’s books or your kitchen for cookbooks you haven’t consulted in the last year.

4. Clothing
You can let go of the jeans that never quite fit or that sweater that wasn’t quite your style. Goodwill gladly accept donations of gently used clothing. As you’re cleaning out your closet, put clothing donations in a pile and, when you’re finished, bring them to your nearest Goodwill donation center. When you’re finished going through your closet, that pile might be bigger than you bargained for!

5. Housewares
Sometimes we inherit household items from others or receive them as gifts. Or, some of us even buy nifty looking gadgets thinking we might use them one day, and then never do. If you have a second toaster, vacuum cleaner, kitchen widget, or blender that you don’t need, donate it to Goodwill.
